Taupo District - Industrial Zone Planning Rules
The below guidance is our knowledge of the rules and regulations and is provided to assist you in your assessment and early planning but does not constitute official or legal advice.
When building within an Industrial Zone in the Taupo District there are some key rules to follow to make sure you comply with to avoid requiring a Resource Consent.
Taupo District Plan definition of Industrial Activity is:
- Activities including associated land and buildings used for the manufacturing, fabricating, processing, packing or storage of goods, servicing and repair of goods whether by machinery or hand, research and training facilities, electricity generation activities and includes offices associated with the activity
The District Plan contains a number of industrial areas, including development surrounding Turangi Town Centre, Karetoto Road, Forest Road and Poihipi Road. There is also two specific Industrial Zoned Environments being Taupo Industrial and Centennial Industrial each with their own specific requirements.

Site Development Standards - General
Maximum Earthworks (vertical ground alteration)
- 1.5 metres (vertical ground alteration in new face or cut or fill).
Maximum Earthworks Disturbance
- No dust or silt nuisance beyond site boundaries.
Maximum Building Height
- 12 metres.
Maximum Coverage and Plot Ratio
- 75%
Minimum Building Setback
- 3m front boundary, to be landscaped.
- 5m boundaries adjoining another Environment, to be landscaped.
- 5m boundaries along roads at the interface of the Industrial Environment and another Environment, to be landscaped.
There are various other General Performance Standards to adhere to for permitted activities such as Maximum Noise (measurement, limits and construction noise) parking / loading / access, signage, maximum odour and stormwater and other General and District wide rules to comply with.
Site Development Standards - Taupo Industrial and Centennial Industrial
Maximum Building Height
- Taupo Industrial generally 12 metres.
- Centennial Industrial generally 16 metres.
Maximum Coverage and Plot Ratio
- Taupo Industrial generally 75%
- Centennial Industrial 75%
Minimum Building Setback
- 5m building setback from Miro Street, Crown Road, Broadlands Road and any new district arterial road.
- 15m building setback from Centennial Drive, Napier Road and the East Taupō Arterial Road (to become State Highway 1).
- 3m building setback from any other road.
- 5m setback along boundaries adjoining another Environment.
- No minimum setback from other boundaries.
There are various other General Performance Standards to adhere to for permitted activities such as Landscaping, Maximum Earthworks, parking / loading / access, maximum vehicle movement, Maximum Noise, signage, maximum odour and stormwater and other General and District wide rules to comply with.

Carparking (Transport)
The Taupo District Plan has rules and policies in place for the various Zones for car parking and landscaping. If providing car parking, you will still need to comply with NZS 4121:2001 and provide 1 accessible car park per 1-20 spaces.
It is also important to consider the surrounding environment and where your staff working within your new building will park if limited spaces are provided.
There are also minimum dimensions for car parks depending on the layout you choose to use on your site, along with turning circle and road width requirements. XL can work through the best car park layout for your site with you.
These are the main rules which your building needs to comply with to avoid needing a resource consent, it is important to understand there may be further rules to comply with.
