Central Otago District Council - Industrial Resource Area Planning Rules

When building an Industrial Building in Central Otago District there are some key rules to follow to make sure you comply with to avoid requiring a Resource Consent. 

To help you understand the requirements a brief description is noted below

PERMITTED ACTIVITIES 

Any activity in the Industrial Resource Area is permitted  if it falls within the rules and standards shown in Section 9 of the District Plan

INDUSTRIAL RESOURCE AREA STANDARDS 

Retail

Retail activity (excluding retail activity at a service station) shall be ancillary to and form an integrated and complementary part of any industrial activity and shall not occupy more than 10% of the gross floor space of the building or 50m2, whichever is the greater.

Boundaries 

Front Yards                             No front yard requirements

Rear and Side Yards              5 metres where adjoins Residential, Business Resource or 

                                                Public Open Space without the intervention of a road.

Building Height

The maximum height for buildings shall be 1.5 times the distance from the boundary of any adjacent Resource Area or 10 metres whichever is the lesser.

There are various other rules for Performance Standards to adhere to for permitted activities such as noise, screening, signs, off road loading, light spill and access and roading - cromwell industrial extension.

There are District wide rules in the District Plan that will have to be adhered to.

Other rules applicable to Industrial Resource Areas in the Central Otago District Plan

Carparking 

The Central Otago District Plan has rules and policies in place for the various zones for car parking and landscaping. If providing car parking you will still need to comply with 

NZS 4121:2001 and provide 1 accessible car park per 1-20 spaces. 

It is also important to consider the surrounding environment and where your staff working within your new building will park if limited spaces are provided.

There are also minimum dimensions for car parks depending on the layout you choose to use on your site, along with turning circle and road width requirements. XL can work through the best car park layout for your site with you.
