What is the average cost for the bulk store superstructure? 

The base build of a bulk store typically ranges from $500 to $800 per m², depending on size, height, and specification. This includes the steel structure, roof, wall cladding, concrete floor, and foundations, but excludes earthworks, offices, hardstand areas, and specialised systems.

Key factors that influence cost

Size and Span 

Larger buildings (over 2,000 m²) generally have a lower cost per m² because fixed costs are spread over more area. 
Clearances typically range from 9–11m in bulk stores, with higher structures incurring higher costs.

 

Load-Bearing Concrete Walls 

For most bulk storage applications, load-bearing precast concrete walls are essential to contain product. 

Costs typically sit between $400 and $600 per m² of wall face, depending on wall height, reinforcement requirements, and the weight of the stored material. Taller walls or heavier products require more reinforcing, which increases cost.

Site Conditions 

Pricing assumes a level site with good ground conditions. Poor ground, grading, or rock removal can quickly increase costs. In some cases, engineered solutions like piling or gravel raft foundations may be required.
